Established in 2015, Homes for Students is one of the UK's and Ireland's leading independent student accommodation providers. Today it manages more than 55,000 student beds across 235 properties, helping students feel at home throughout their university journey.


The biggest benefit is collaboration. I joined in 2021 and we had 500 employees, we've now got 1300. How we communicate and collaborate across departments, across operations, central services is all a part of creating that common language.

Westminster has been around 20-30 years, but it's still relevant, and Insights still works for us as a tool. We did the impact study because we wanted to make sure it was still working for us. I was so glad that the feedback was, you know, amazing.
In recent years, Homes for Students experienced tremendous growth. It doubled its workforce, expanded its operations portfolio, experienced an acquisition and transformed from a small regional business into a dynamic national student housing leader with a presence in 61 cities (and growing) across the UK and Ireland.
This level of rapid scaling means new people and new ways of working. The key question for the leadership team was: How do we scale the business while protecting our collaborative culture and building connection between people in different locations?
The objectives of the programme centred on one thing: Supporting the organisation’s growth by supporting people. They included:

Developing established and aspiring leaders

Improving collaboration

Maintaining culture and connection
The key strategic solution was to build a shared language around leadership and behaviours. This would create a culture where people understood themselves and their colleagues, and where teams could confidently align around their strengths.
Working alongside Insights-accredited partner Westminster Associates to develop the programme, Home for Students accredited internal practitioners to deliver Insights Discovery across the UK and Ireland.
Rather than treating Insights Discovery as a standalone workshop, Homes for Students embedded it throughout the employee experience. It became part of manager development, leadership programmes, onboarding and internal progression pathways.
To reinforce learning beyond the workshop, they wove the shared language of colour energies into everyday work from manager introductions and internal communications to email signatures and team conversations.
Throughout this long-term programme, the focus never shifted: Help people connect. Protect culture. Scale effectively.
Embedding Insights Discovery helped Homes for Students strengthen communication and collaboration across locations while continuing to scale.
Employee feedback showed significant improvements in behaviours that underpin effective collaboration:

The proportion of employees who regularly considered the impact of their communication style on others increased by 136% (from 39% to 92%)

Understanding others' perspectives rose by 79% (from 53% to 95%)

The ability to recognise and adapt to different responses to change improved by 126% (from 42% to 95%)

The ability to adjust problem-solving approaches to different teammates' working styles jumped by 154% (from 35% to 89%)
Today, the shared language of colour energies is part of everyday life at Homes for Students.
New starts are introduced to Insights during onboarding, while teams across operations, central services and client-facing functions use the language to build stronger relationships and collaborate effectively.
And as the organisation continues to grow, that shared language ensures understanding grows with it.
